How Did We Do It?
This homeowner was having issues with water over saturating the soil against their foundation. We proposed the idea of installing a French Drain leading to an existing property perimeter drainage ditch. The homeowner was happy with the idea and elected to move forward with the project.
As with any project we first discussed the goals with our client who explained to me that they were having water build up against their homes foundation. The water was not able to drain away from the building due to saturated soil holding onto the water against the foundation. This has the potential to build excess pressure against a foundation and cause expensive long term issues. In addition the client had two gutter downspouts that weren’t connected to an existing in ground drainage system. Instead the downspouts were exiting in the same oversaturated soil against the buildings foundation only compounding the problem.
We came up with a plan to tie in two downspouts in addition to give the water which was saturating the buildings foundation a place to go. The homeowner was excited about the plan in place and elected to move forward with the project.
Excavation:
We assessed the proposed site adjacent to the buildings foundation and surveyed the proposed area of excavation for possible hazards and complications.
Soil Management:
After soil excavation, the homeowner elected to have half of the excavated soil removed from his property. Adobe Construction loaded the unwanted soil and removed it from the property.
French Drain Installation:
Assembled and laid out both solid and perforated quality 4 inch drain pipe within the excavated trench. Installed catch basins for the base of the downspout drains.
Adding Drain Rock:
Hauled in and installed 3/4” drain rock to fill the new excavated trench with drain pipe. The 3/4” drain rock helps to create a channel for water to egress away from the buildings foundation.
Regular Maintenance:
The newly installed drain pipe should be inspected and cleaned of clogging debris as needed on a yearly basis.
Wrapping Up:
This project turned out great and the client was extremely satisfied and have already approved continued French Drain work on their Sebastopol, CA property in Sonoma County.
